As we wrap up the spring season in Orlando and around Central Florida, the market has shown some shifts. Before we get into how to sell your home fast in the market right now, let’s see how homes are selling in our area.
The recent numbers show a rise in inventory and fall in home sales, which both indicate that the spring selling season may be balancing out.
State of the Market Around Central Florida
Overall sales fell 27.2% from April 2023 compared to April 2022.
Inventory in Central Florida rose dramatically from this time last year— a 92.8% increase.
The median home price for April was recorded at $370,000, which is the exact same from April of last year. Pointing to the fact that prices in Central Florida have stabilized.
April’s average interest rate was 6.4%, up from the 4.9% buyers experienced in April of 2022. This comes after three straight months with rising rates.
Homes spent an average of 52 days on the market in April, compared to the 24 days on market that sellers last April saw.
Distressed properties only accounted for .7% of all home sales in April.
What Does All This Mean?
More inventory + More days on market = More buyer power.
However, don't get confused by assuming we are in a depressed market. Despite higher interest rates, prices have remained steady, in fact identical, to this time last year.

1. Pricing your home correctly is KING.

Although we're still seeing multiple offers on properties that are conditionally upgraded and priced correctly, with higher interest rates, buyers are becoming more selective when it comes to homes in need of repair. 3. Spring clean before you list.
